Terms of service

Effective November 5, 2026 · Version 2026-11-05

See also our Privacy notice.

  • ReddBooks is software for managing rentals. We are not your landlord, property manager, lawyer or tax adviser, and we are not a party to any lease.
  • Managers and owners are responsible for their own leases, notices, deposits, fair housing compliance and licensing.
  • Rent and charges are processed by Stripe and go to the landlord's or manager's own Stripe account, never to us. We add no fee of our own.
  • ReddBooks is not an emergency service. If anyone is in danger, call 911.
  • AI features can be wrong. A person reviews before anything is saved or sent.
  • You keep ownership of what you upload. Utah law applies, and disputes go to small claims or the courts in Utah County, Utah.

This summary is for convenience. The full text below is what applies.

1. Who we are and what ReddBooks is

ReddBooks is provided by Agentic Consulting LLC ("ReddBooks", "we", "us"). These terms are an agreement between you and Agentic Consulting LLC about your use of the ReddBooks website and apps (the "service"). By creating an account or using the service, you agree to them.

ReddBooks is software. Landlords, property managers, property owners, tenants and their staff use it to keep records, collect rent, sign leases, send messages and track repairs.

What we are not:

  • We are not a party to any lease or rental agreement made through or recorded in ReddBooks.
  • We are not the landlord, broker or property manager for your property, and we do not manage property for you.
  • We are not a law firm, an accountant or a tax adviser, and nothing in the service is legal, tax or financial advice.

Managers and owners who use ReddBooks remain responsible for their own business. That includes their leases and notices, how they hold and return security deposits (in Utah, returning the balance with an itemized list of deductions within the time Utah Code 57-17-3 sets is the landlord's duty, not ours), complying with fair housing laws, and holding any license their work requires. ReddBooks can remind you of a date or show a template, but the decision and the duty stay with you.

2. Accounts and roles

  • Give accurate information when you create your account, and keep it up to date.
  • An account is for one person. Do not share your sign-in with anyone else.
  • One person may hold several roles (for example tenant, owner and manager) under one sign-in. Each role sees only what that role is allowed to see.
  • Managers and business admins decide who is part of their business in ReddBooks and what each person can do there. If you add people, you are responsible for adding the right people.
  • Keep your password safe and tell us right away if you think someone else has used your account.

We may suspend or close an account that breaks these terms, that puts other people or the service at risk, or when the law requires it. Where it is reasonable to do so, we will tell you why.

You can ask us to erase your personal information. We will do so unless a record has to be kept, for example a signed lease, a payment or a security deposit record that the landlord or the law needs. The privacy notice explains what is kept and why.

3. Payments

  • Rent and other charges paid through ReddBooks are processed by Stripe, Inc. and its affiliates under Stripe's own terms. A manager or owner who accepts payments also agrees to the Stripe Connected Account Agreement.
  • Payments go to the manager's or owner's own connected Stripe account. We never hold rent or other payments in our own account.
  • Where the service shows a processing fee, the person paying covers the processor's fee at cost. We add no markup and no fee of our own on rent payments.
  • A bank payment can fail or be returned after it looks complete, for example for insufficient funds. When that happens the payment is reversed, and the landlord or manager may charge whatever their lease allows.
  • Refunds, disputes about what is owed, and chargebacks are between the person paying and the landlord or manager. We can show the records we have, but we do not decide those disputes.
  • A one-time charge (such as a repair, a service or a fee) needs the tenant's acceptance in the app before it can be paid, and it is never taken automatically, even when autopay is on.
  • Autopay for rent is optional. You can turn it off at any time, and it stops for payments not yet started.

If you pay us for a subscription, the price and billing terms shown when you sign up apply.

4. Messages, repairs and emergencies

  • ReddBooks is not an emergency service and is not watched around the clock. A message or repair request may not be seen right away.
  • If anyone is in danger, call 911. For a gas smell, fire, flooding or anything else that cannot wait, call the emergency number or the utility first, then tell your property manager.
  • The "suggested steps" shown for a repair are general suggestions, not professional advice. Do only what you can do safely, and use a qualified professional when in doubt.
  • Follow your lease and local law. Nothing in ReddBooks changes what your lease or the law requires of you.

5. AI features

  • Some features use artificial intelligence (AI) to read documents, fill in fields or answer questions.
  • AI output can be wrong or incomplete. Check it before you rely on it.
  • A person reviews what an AI feature suggests before anything is saved or sent.
  • AI never contacts tenants or vendors on its own. A person approves every message that goes out.

6. Your content and photos

You keep ownership of what you put into ReddBooks: documents, photos, videos, messages and records ("your content").

You give us a limited, non-exclusive license to host, store, copy, process and display your content, and to show it to the people in your business who are allowed to see it, only to run and improve ReddBooks for you. This license ends when your content is deleted, except for copies that must be kept as described in the privacy notice.

Only upload content you have the right to share. Do not upload other people's private information unless you are allowed to.

7. Acceptable use

Do not use ReddBooks to:

  • break the law, or help someone else break it;
  • discriminate against anyone, or violate fair housing laws;
  • harass, threaten or abuse anyone;
  • violate consumer-reporting laws, such as the Fair Credit Reporting Act;
  • scrape, copy or collect data from the service by automated means;
  • reverse engineer the service, or probe or test its security without our written permission;
  • upload viruses or other harmful code;
  • pretend to be someone else, or misrepresent who you are or your role.

Screening (when it is available): a manager who uses tenant screening must follow the Fair Credit Reporting Act and any other law that applies, use reports only for a permitted purpose, and send the required adverse-action notice when a decision is based in any part on a screening report.

8. Third-party services

ReddBooks works with other companies to provide parts of the service, including Stripe (payments), Plaid (bank feeds, when a manager connects one), Microsoft (sign-in and file storage), our email provider, and Microsoft Azure (hosting). When you use a feature that relies on one of them, that company's terms and privacy policy also apply. We are not responsible for services we do not control.

9. Changes and availability

  • We may add, change or remove features over time.
  • When we change these terms, we will post the new version with a new effective date. For a material change, we will ask you to agree again before you keep using ReddBooks.
  • We work to keep ReddBooks available, but it is provided as available. It may be down for maintenance or for reasons outside our control.

10. Disclaimers, limits on liability and indemnity

The service is provided "as is" and "as available". To the extent the law allows, we disclaim all warranties, whether express or implied, including warranties of merchantability, fitness for a particular purpose and non-infringement. We do not promise that the service will be error free or uninterrupted, or that its calculations, reminders or templates fit your situation.

To the extent the law allows, we are not liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, lost rent or lost data, even if we were told they were possible.

To the extent the law allows, our total liability for all claims about the service is limited to the greater of (a) the fees you paid us in the 12 months before the claim arose, or (b) $100.

Nothing in these terms limits liability that cannot be limited under Utah law.

If you use ReddBooks as a manager or owner, you agree to defend and indemnify Agentic Consulting LLC against claims that arise from your leases, your properties, your dealings with tenants and vendors, or your compliance with the law, except to the extent a claim is caused by our own breach of these terms.

11. Ending your use

You can stop using ReddBooks at any time, and you can ask us to close your account. We can end or suspend your access as described in section 2.

When an account closes, the records that must be kept (signed leases, payments and deposit records) stay with the property and the business that holds them, as the privacy notice explains.

Sections 1, 3 (for payments already made), 6 (for copies that must be kept), 10, 11 and 12 continue to apply after your use ends.

12. Governing law and disputes

These terms are governed by the laws of the State of Utah, without regard to its conflict of law rules.

Any dispute about these terms or the service will be decided in a small claims court that has jurisdiction, or otherwise in the state or federal courts located in Utah County, Utah, and you and we agree to those courts' jurisdiction. Before going to court, please contact us so we can try to resolve it.
